Where Should You Buy a Home in the Denver CO Real Estate Market?
If you've been watching the Denver CO real estate market, you probably are already aware that home sales declined just over three percent in November from last year. While no one looking to sell a home likes to see a decline in overall sales, this decline is hitting different areas of the Denver CO real estate market more so than others. Knowing which areas of Denver are hotter than others will help you immensely in selling or buying your new home.
First, a look at the numbers. This decline is pretty modest compared to some of the market corrections being experienced in real estate markets like California and Las Vegas. The decline in sales includes both condos and single family homes. If you look at the numbers for each specific demographic, you'll see that condominium sales have declined nearly 15% while prices on single family homes have actually increased slightly from last year at this time.
If you look at a map of Denver, take note of the south-east corner of the city. This area has typically seen fancier, higher priced homes over the years. And these homes have experienced less drop in prices than the market taken as a whole. In addition, the south-eastern suburbs have experienced less dramatic decreases in prices. The Cherry Creek school district saw a marked increase in the number of homes under contract from October's numbers.
Make sure you work with your realtor to determine which neighborhoods in the Denver CO real estate market are still competitive and attractive. The time you spend researching the more lucrative areas of Denver will pay you back ten times in your investment over the years.
