Denver is the country's 21st largest real estate market, and because of that, it can withstand some of the current market instability shaking many other markets. But it can't withstand these changes for ever. The question is as real for Denver as it is for all the other real estate markets in the country. Is anyone buying real estate in Denver?
Yes, sellers continue to lower their prices, and some homes in specific neighborhoods continue to be purchased. But overall, buyer traffic has dropped nearly ten percent from November 2007 levels. Denver real estate agents report that many buyers are showing less confidence and motivation in trying to close their sales. No buyers seem to be in a hurry, and many Denver real estate agents report that their buyers are waiting to see if they might be able to get a better deal later in 2008.
They might be right.
Home prices in the Denver real estate market continue to fall for December. Housing inventories seemed to stay stable, but the current housing inventory is still considered to be well above typical conditions. This excess in inventory is contributing to the lack of urgency being felt by potential buyers.
It was taking a bit longer to sell a home in the Denver real estate market for December, and buyers continue to be troubled by the worsening credit crisis. Many potential buyers who would have jumped at these low prices are staying out of the market for fear of being unable to secure a loan with today's tighter standards.
To answer our initial question...Yes people are still purchasing homes in Denver. But typically, these people have excellent credit and are looking for investment properties, which they can hold on to for an extended period of time in the hopes that the market will rebound in the near future.
